As you would represent yourself, and I represent only the Buyer, Please read through the Seller Customer Status Contract, (Under Buyers Rights and Choices Tab) that will be the contract that we will present with an Offer.
If you just need help finding an amazing Listing Agent and are completely overwhelmed with the choices... We can help you with that too! We can provide you with 3 Realtors to interview based information that is not available to the Public, like, how many sales/listings in your area, (Not always the person with the bench :-)) how well the negotiation process went, is the Agent full time, do they return calls, does the Agent make a practice of working for the Seller and the Buyer?
